Where Is the Water Actually Coming In?

The stain on your ceiling is where the water ended up, not always where it got in. Water runs along the underside of the deck, down rafters, and across the top of drywall before it shows. Here's what we check, based on where the leak shows up.

Stain on the ceiling at an outside wall

This is one of the most common calls we get in Wisconsin. The usual causes are ice dams backing water up under the shingles at the eave, missing or short ice and water shield, a failed drip edge or starter course, or gutters overflowing back behind the fascia. If it shows up in late winter or during a thaw, ice damming is the first suspect.

Leaks around a chimney, skylight, or wall

Flashing is where most roof leaks start. We look at step flashing, counterflashing, the chimney cricket, and kickout flashing where a roof edge meets a sidewall. Caulk smeared over old flashing is a temporary fix at best, and we replace flashing instead of gooping it.

Leaks around plumbing vents and exhaust pipes

Rubber pipe boots crack from sun and cold, usually years before the shingles wear out. It's a small, inexpensive repair, and it's one of the most common leak sources we find.

Metal roof leaks

Metal roofing is our specialty, and metal leaks differently than shingles. On exposed-fastener panels, screws back out and the rubber washers dry-rot. We also find leaks at ridge and end closures, panel lap seams, and trim around walls and penetrations. We re-fasten, replace washers and closures, and reseal laps the right way.

Wet attic, but no storm

If your attic sheathing is damp, frosty, or dripping in winter with no obvious hole, it may not be a roof leak at all. Condensation from poor ventilation or a bathroom fan venting into the attic can look exactly like one. We'll tell you which it is so you don't pay for a roof repair you don't need.

After a storm

High wind lifts and creases shingles and can tear off ridge cap. Hail can crack or bruise shingles and dent metal. We document storm damage with photos so you know exactly what happened to your roof.

    It depends on what failed. Replacing a cracked pipe boot or re-securing a few shingles is a small job. Rebuilding chimney flashing or repairing an ice-damaged eave is more involved. We give you a free inspection and a written price before any work starts.

  • How quickly can you come out for a leak?

  • My ceiling stain is right at the outside wall. Is that an ice dam?
